This project included an investigation of the building to determine the probable cause of leaks that were occurring within the building. Our removal of brick revealed a major flaw in the construction of the building, and we determined that flashing was not properly installed around a large portion of the exterior of the building. In order to assist in the proper correction for this incorrectly installed flashing, we engaged the services a consultant to provide us with some of the more complicated details that are needed to correct the flashing problem. In addition to improperly installed flashing, the leaks were also caused by the lack of weep holes in upper brick, condensation of ductwork, roof leaks due to a failed roofing, and missing or deteriorated caulking. We provided the design for some repairs and coordinated the consultants for the other repairs. This project was completed under our structural annual term contract.
